Waive street improvements on Hinson Road. (This request was deleted at the meeting.) AREA: 5.018 Acres ZONING: f d 160 110 January 13, 1981 Item No. 3 - Continued Staff Report A. Existing Conditions. The area can be characterized as being gently rolling terrain, rising from Hinson Road to the southern boundary. No severe drainage problems are apparent. B. Development Proposal. This plan is a request to plat a present lot of 5,018 acres into two plots for future office development with a 45' easement provided. One ordinance for a waiver of street improvements on Hinson Road is requested. 1. Conformance to Ordinance. The only variance requested is stated above. 2. Legal Considerations. None evident at this time. 3. Engineering Considerations The applicants need to improve Hinson Road and comply with ordinance right-of-way requirement. 4. Analysis. Staff feels that the request for a waiver of improvements on Hinson Road should be denied. The improvements should be constructed to arterial standards. In this case, actual construction and not in lieu fees are required. Applicants should also be required to build their private road to the requirements for a service access easement (45' right-of-way with a 24' pavement). 5. Staff Recommendation. Approval subject to stated conditions. r i %I L- January 13, 1981 Item No. 3 - Continued Subdivision Committee Recommendation After a brief discussion, the Committee voted to approve the plat as recommended by Staff_. The vote: 4 ayes, 0 nays, 1 absent. (Editor's Note: Commissioner Taylor came in the meeting late. This item was called first on the Agenda; therefore, he was not present to vote.) Planning Commission Action The applicant was present. He stated for the record that the street improvement variance had been withdrawn. A motion for approval as recommended by the Subdivision Committee was made and passed by a unanimous vote of 10 ayes, 0 noes, 1 absent.
