EXISTING CONDITIONS The area involved consists of gentle slopes, and is heavily forested with an abundance of large pines and oaks. The property is bounded immediately on the west by a single family residence within the Pleasant Valley Subdivision; on the south by a City Water Treatment Plant; and on the east by I-430, a 50' raw water easement is clearly visible toward the western portion of the site, B. DEVELOPMENT PROPOSAL This is a proposal to develop a tract of 11.27 acres into 48 lots for single family use. A total of 1,690 linear feet of new street will be constructed. No variances are requested. C. ENGINEERING CONSIDERATIONS None. D. ANALYSIS In regards to this item, staff is not, satisfied with the design of several lots that abut the easement near the center of the property, and lots toward the interstate on the north. Several of these should be combined to provide for larger and more buildable lots. We are suggesting that the cul-de-sac be redesigned so that it is pulled back 120'-140' south, with bulb adjacent to the west property line, leaving approximately 200'-250' of common open space to be maintained by the Property Owners' Association. STAFF RECOMMENDATION Approval subject to staff's comments. SUBDIVISION COMMITTEE RECOMMENDATION: Approval as recommended by the Staff Analysis. The vote - 4 ayes, 0 noes, 1 absent. PLANNING COMMISSION ACTION: The applicant was present. There were no objectors. A motion in agreement with the Subdivision Committee's recommendation of approval was made and passed by a vote of 8 ayes, 0 noes and 3 absent.
