The construction of three two story buildings on an area with 84,114 square feet. 2. Development according to the following schedule of units. The provision of 97 spaces for parking. ---- 1,810 square feet. 7. Fencing is to be provided - commencing at the 40' building line on the southeast corner extending along the eastern property, along the northern property line, along the western property line to the 40' building line of the southwest corner. PROPOSED USES General Office Space. SPECIAL REQUIREMENTS `IA&V 1. Parking requirement is one space per 400 square feet of gross floor area. For structures larger than 10,000 square feet, the above requirement should be used plus a designated percentage. 2. A landscaping/screening plan that meets Ordinance requirements should be submitted. The applicant has stated his intention of complying. ENGINEERING CONSIDERATIONS Driveway aprons entering property should meet design requirements and clear the property corner by 51. Sidewalks should be constructed as indicated on the plan. ANAT,VSTS This was submitted for site plan review because of the multiple buildings on one site. Staff has no problems with the site as designed. The applicant will be required, however, to provide the 25' green space across the front of the property. Staff would also like to require that the applicant screen himself from the rear of the businesses in The Market Place, which are adjacent to his east property line. The applicant will be required to comply with the 4� landscaping/screening requirements. SUBDIVISION COMMITTEE RECOMMENDATION - ADVISORY OPINION Approval as recommended by Staff except .for 25' front yard landscaped, which Staff agreed to withdraw from their recommendation. (Vote 2-0-3) Hastings and Taylor. PLANNING COMMISSION ACTION: There were no objectors. The applicant was present. The Commission voted to approve the site plan as recommended by the Committee. The vote - 8 ayes, 0 noes, 3 absent. -y
