THAT, WHEREAS, ROWAN DEVELOPMENT LLC is the sole owner of the following
described lands lying in the County of Pulaski, State of Arkansas, to wit:
Lot 7R, Hooper Bond Addition, an Addition to the City of Little Rock., Pulaski County,
Arkansas. Shown on Plat recorded as filed in Plat Book "F", Page 489, records of
Pulaski County, Arkansas.
AND, WHEREAS, it is desirable that all of the above described property be platted.
NOW THEREFORE WITNESSETH:
THAT WE, the said ROWAN DEVELOPMENT, LLC hereinafter termed grantor(s),
have caused said tract of land to be surveyed by Gregory T. Sullivan a Registered Professional
Land Surveyor, and a plat thereof made which is identified by the title Final Plat of Lots IR-A
and 7R-A Hooper Bond Addition being a Re plat of Lot 7 Hoo r Bond Addition Little Rock
Pulaski County, Arkansas and the date March_ 8, 2016, and by the signature of the Circuit Clerk
and ex-officio Recorder of Pulaski County, Arkansas, as Document No.

The purpose of this amendment is to create two new lots from the existing Lot 7R.
There are strips- of ground shown and dimensioned on said plat marked utility easement reserved
for the use of public utilities, and strips of ground shown and dimensioned on said plat marked
ingrress - egress easement reserved for the use of common access into and out of said platted lots,
subject at all times to the proper authorities and to the easement herein reserved. The Owner(s)
of this plat shall take their titles subject to the right of public utilities and the public.
The filing of this Bill of Assurance and plat for record in The Office of the Circuit Clerk
and ex-officio Recorder of Pulaski County shall be a valid and complete delivery and dedication
of the easements shown on the said plat.
Hereafter, conveyance and description of said lands by lot number as shown on said plat
shall be a proper and sufficient description thereof.
The considerations set forth are hereby approved by the City of Little Rock Planning
Commission. Any additional requirements, restrictions or statement are entered without review
or action by the Planning Commission, and shall not be considered part of the Little Rock
Planning Commission, and shall not be considered part of the Little Rock Planning
Commission's requirements for plat approval.

street signs should be ordered and billed to developer. Work orders have been prepared for signage.
Certain improvements remain uncompleted and a punch list has been prepared and sent.
Approved engineering drawings for streetlight system have been received and approved. Applicant is
responsible to furnish as -built drawings once streetlights have been installed.

The maintenance bond has been submitted and it is the proper type and amount.
