BILL OF ASSURANCE
KNOW ALL MEN BY THESE PRESENTS:
THAT WHEREAS, Max Davis, hereinafter called "Grantor"
is the owner of the following described property in Little
Rock, Pulaski County, Arkansas:
Lot 4, Hooper Bond Addition, Phase 11, being part of the S 1/2 of the NE 1/4, NE 1/4 of
Section 4, T-1—N, R-13—W, Little Rock, Puloski County, Arkansas, more particularly
described as:
Beginning of the NW corner of the South 1/2 NE 1/4, NE 1/4 of Section 4 (said point also
being the NW corner of Lot 4, Hooper Bond Addition, Phase 11); thence S 87'48'18' E
along the North line of said Lot 4 and the North line of said S 1/2, NE 1/4, NE 1/4
405.34'; thence S 02'07'21" W along the East lime of said Lot 4 231.15' to the SE
corner thereof {said point also being on the North R/W line of Shackleford Drive; thence
N 87'52'05" W along the North R/W line of Shackleford Drive 62.65' to the point of
curvature of a curve to the left (said curve having a central angle of 91'17'24" and
❑ radius of 330.0'); thence in a Southwesterly direction along the arc of said curve
to the left and the North R/W line of Shockleford Drive to a point which is S 72'12'42" W
224.87' from the point of curvature of said curve; thence continue in ❑ Southwesterly
direction along the arc of said curve to the left and the North R f W line of Shackleford
Drive to the point of tangency thereof {said curve segment having a chord bearing and
distance of S 26'34'00" W 256.47' (said point being the SW corner of said Lot 4); thence
N 00'50'31" E along the West line of said Lot 4 569A7' to the Point of Beginning,
containing 2.70 Acres, more or less.
AND WHEREAS, the Grantor is desirous of platting the
above described property.
NOW, THEREFORE, the Grantor has caused the said prop-
erty to be surveyed by McGetrick Engineering, Inc., Engi-
neers and Surveyors, and a plat made thereof, identified by
the title "Final Plat, Lots 4A & 4B, Being a Replat of Lot 4
Hooper Bond Addition Phase II, Little Rock, Arkansas" and
the date of August 22, 1994. The plat bears the signatures
and seals of Patrick M. McGetrick, Registered Professional
Engineer, Robert C. Lowe, Jr., Registered Professional Land
Surveyor, the signature of the Grantor, a Certificate of
Approval executed by the Little Rock Planning Commission,
and is filed for -,,record as Plat # in the office

of the Circuit Clerk and ex-officio Recorder of Pulaski
County, Arkansas.
The filing of the plat in the office of the Circuit
Clerk and ex-officio Recorder of Pulaski County, Arkansas
shall constitute a complete and valid delivery of all ease-
ments and/or rights -of -way shown on the plat.
The lands embraced in the said plat shall be forever
known as "Lots 4A & 4B Hooper Bond Addition Phase II, Little
Rock, Arkansas" and every deed of conveyance shall use the
platted designation.
No building shall be constructed nearer to property
lines than the building lines shown on said plat and any and
all buildings constructed shall be in compliance with the
Zoning Ordinances and Building Codes of the City of Little
Rock, Arkansas.
IN WITNESS WHEREOF, we have affixed our hands and cor-
