A. HISTORY OF THE SITE
This site currently consists of seven buildings with 28
condominium units (49,152 square feet) and 61 parking
spaces.
B. DEVELOPMENT PROPOSAL
1. The construction of 10 new buildings with 46
condominium units on a site with 8.8 acres.

ENGINEERING CONSIDERATIONS
Classification of street on south side of development
is requested. City Engineer's information sources show
this area as a closed right-of-way, is this applicant
planning to improve the street?
ANALYSIS
This application simply represents the expansion of an
existing project. It includes a request that staff be
directed to review any subsequent revisions to the site
plan in Phases D and IV and that the flexibility on the
building specifics for these areas be granted. Due to
problems with terrain, the applicant would not like to
commit to the specific type and design of these

buildings. He feels that this does not interfere with
the developmental concept, since the site will be
stabilized by the completion of all internal drives
after Phases III and A are completed. Plans include
the completion of Phases III and IV, then Phases A, B
and V.
Staff's review of the application is favorable to the
site plan; however, the applicant should submit a plan
that adheres to the technical requirements of the
Ordinance relative to dimensioning, etc. As for the
request, we do not want to accept the responsibility of
approving such building details without Commission
input. Perhaps the applicant should give specifics of
those buildings he is certain of and identify the
others as typicals.
E. STAFF RECOMMENDATION
Approval of the site plan, subject to comments made.
F. SUBDIVISION COMMITTEE REVIEW
The applicant agreed to provide a revised plan
indicating the proper dimensional relationships,
structural involvement of the previously closed street
to the south, and provide some guidelines for
development for Phase V with a notation on the plan for
an alternate proposal and the potential for change in
the number.
PLANNING COMMISSION ACTION:
The applicant was present. He reported that the revised
plan now included definite building details, so the request
for flexibility was withdrawn. There were no objectors
present. A motion was made for approval as revised, subject
to the applicant's submitting documentation relative to
ownership of the closed right-of-way to the south. The
motion passed by a vote of 10 ayes, 0 noes and 1 absent.
