LOT 16R, Towne Oaks Addition to the City of Little Rock, Pulaski County, Arkansas, as filed for record in Plat Book 39, Page 71. and Grantor desires to replat said lands into one lot in accordance with the Plat accompanying this Bill of Assurance; NOW, THEREFORE, WITNESSETH: That said Grantor has caused said tract of land comprising the above -described lands to be surveyed by Development Consultants, Inc., Registered Professional Engineers and Land Surveyors, and a Plat thereof made which is identified by the title "Final Plat of Lot Lot 15R, Towne Oaks Addition to the City of Little Rock" hereinafter termed the "Subject Property," and the date May 31, 2006, and by the signature of the Circuit Clerk and Ex-Officio Recorder of Pulaski County, Arkansas, in Plat Book -T , Page 7 3 l and the Grantor does hereby make this Bill of Assurance. The purpose of this Plat and Bill of Assurance is to replat the above -described lands into one lot designated Lot 15R, Towne Oaks Addition to the City of Little Rock. Except for this change as shown in the above referenced Final Plat, all provisions of the presently existing covenants and restrictions presently filed of record for the existing lots shall pertain to the subject property and shall remain in full force and effect. Grantor does hereby certify that it has platted said lands in accordance with said Plat. The lands embraced in said Plat shall be forever known as Lot 15R, Towne Oaks Addition to the City of Little Rock, and every deed of conveyance for said lands shall use this designation as reflected upon said Plat. There are strips of ground shown and described on said plat as "Right -of Way", "Sewer Easement" and "Drainage Easement" that are reserved for the use of public street facilities, public sanitary sewer facilities and drainage purposes respectively, subject at all times to the proper authorities and to the easement herein reserved. The owner of this replat shall take their title subject to the rights of public utilities and the public. The filing of this Bill of Assurance and plat for record in the Office of the Circuit Clerk and Ex- Officio Recorder of Pulaski County shall be a valid and complete delivery and dedication of the public street right-of-way and easements shown on said plat. The provisions of this Bill of Assurance shall not be amended, cancelled or supplemented except by a recorded instrument signed by the owner of the subject property provided that such instrument of amendment, cancellation or supplementation must also be approved by the Little Rock Planning Commission or its successor agency. As per the re -plat no easement are required at this time, but easement may be required when more information about Development is made know. If you have any question or comments, please let me know.
