BILL OF ASSURANCE
FOR
LOT 1 MISS SELMA'S ADDITION,
LITTLE ROCK, PULASKI COUNTY, ARKANSAS
KNOW ALL MEN BY THESE PRESENTS:
THAT, WHEREAS, Access Group, Inc. ("Grantor") is the owner of the land platted as
Lot 1 Miss Selma's Addition, an addition to the City of Little Rock, Pulaski County,
Arkansas, and described as follows:
Legal Description
Lots 1-6 Block 18 Lots 7-10 Block 19 Bellevue Addition to the City of Little Rock
Arkansas and those portions of T Street and Glover Street closed by Little Rock City
Ordinance #16451 and that portion of Glover Street closed by Little Rock City
Ordinance #10784 more particularly described as Beginning at the Southeast corner
of Lot Block 18 Bellevue Addition thence N 87°09'08" W along the South line of Lots
1-6 Block 18 330.0' to the centerline of Glover Street as closed by Little Rock City
Ordinance #10784 thence in a Northeasterly direction along the centerline of said
street the following courses N 00°40'43" E 168.20', N 02°18'30" E 175.74', thence S
86°29'55" E along the North line of said Lots 7-10 Block 19 229.68' to the NE corner
of said Lot 10 Block 19 thence S 02°18'30" W 201.20' to a point on the North line of
Block 18 thence S 87°09'08" E along the North line of said Block 18 101.15' to the
NE corner of said Lot 1 Block 18 thence S 00°40'43" W along the East line of said Lot
1 140.10' to the SE corner thereof and the Point of Beginning containing 2.13 Acres
more or less.
NOW, THEREFORE WITHNESSETH:
That Access Group, Inc. termed Grantor, have caused said tract of land to be
surveyed by Holloway Engineering, Surveying & Civil Design, PLLC, Registered
Professional Engineers and Registered Land Surveyors in the State of Arkansas, and
a plat thereof made, which is identified by the title, and shall be forever known,
conveyed and described as Lot 1 Miss Selma's Addition, an addition to the City of
Little Rock, Pulaski County, Arkansas, dated day of 2024 and by the
signature of the said engineer and the said Grantor and bears a certificate of
approval executed by the Little Rock Planning Commission and the Grantor does
hereby make this Bill of Assurance.
The Grantor does hereby certify that he has platted said real estate in accordance
with said plat. The lands embraced in said plat shall be forever known as
designated on said plat; and every deed of conveyance for said property shall use
this designation.
The filing of the Bill of Assurance and plat for record in the office the Circuit Clerk
and Ex-Officio Recorder or Pulaski County shall be a valid and complete delivery and
dedication of the easements and right-of-way (ROW) shown on the said plat.
All buildings constructed on said lot shall be constructed no nearer to the street
than the building line shown on the plat.
The Bill of Assurance may be amended upon the consent of the owners of Lot 1
Miss Selma's Addition an addition to the City of Little Rock, Pulaski County,
Arkansas and the approval of the Little Rock Planning Commission.
