RE: Proposed Replat of lot 3 and the South 1/3 of Lot 2, Block 4 of Elmhurst 414 Spruce St

Property of proposed development contains +/- .29 acres located on north Spruce St.
Applicant is requesting that the oversize lot at 414 Spruce St be divided and platted in two single
family lots, per the attached proposed preliminary survey submitted by Joe White & Associates.
Spruce St is a planned residential development to consist of two single family homes with
Hillcrest designs and rear loading garages. Proposed homes will consist of three (3) bedrooms,
living area, two full and one half bathroom, dining area, kitchen with a full complement of
appliances and laundry room. Brick and Hardie board exterior is planned to promote a historical,
period correct upscale and neighborhood friendly appearance to complement existing homes.
Interior amenities will include wood engineered flooring in all living areas, Quartz counter tops
in kitchen and bathroom, nine and ten foot ceilings and designer lighting.
Exterior features include, architectural roof shingles, landscaped lawns and roof pitch elevations
set at 6/12 to complement homes on street. The height of the home will not exceed 29 feet in
height.
Homes on Spruce Street will consist of 1800 sq. ft. of heated and cooled space. It is anticipated
that homes will sell for $515,000, given the location and amenities offered.
Entrance to Spruce driveways will be from rear alley to reduce street parking and promote period
correct home at front. Set back at front of building will be a minimum of 20 feet off Spruce St,
rear set back will be 25 feet minimum and side set back will be 4.1 feet
Existing period correct homes built in Hillcrest by builder are located at 105 North Spruce and
205 North Monroe St, Little Rock, AR. Your consideration, approval and recommendation to
