STAFF REPORT
A. EXISTING CONDITIONS
The property involved contains terrain in the severe
slope category which will likely result in significant
land forming in order to develop. The property is
covered by natural growth, some timber and three
structural use areas.
The neighborhood, in all directions, is developing in
the form usually existent around large freeway
interchanges - mixed commercial sales and service
offices.
B. EXISTING PUBLIC FACILITIES AND SERVICES
This tract is served by all required services.
C. DEVELOPMENT PROPOSAL
The owner/developer proposes a four lot plat with the
use as follows: Lot 1 presently occupied by the Board
of Realtors is to remain as is. Lot 2, presently
vacant, to be used as a single commercial development.
Lots 3 and 4, occupied by a residence and proposed as
two lots, may be later reduced to a single building
site.
D. CONFORMANCE TO ORDINANCE STANDARDS
The uses proposed have been identified and are
permitted uses in "C-2" which is the classification
granted by the Board of Directors, and inasmuch as
"C-2" is a Site Plan District, each development
proposed will be required to submit all plans for
Planning Commission review and approval.
E. STAFF RECOMMENDATION
The approval of the plat subject to addition of several
design related items on the plat.

PLANNING COMMISSION ACTION:
After a brief discussion, the Commission voted to approve
the subdivision as recommended by the Subdivision Committee.
The vote - 8 ayes, 0 noes, 3 absent.
