EXISTING CONDITIONS The tract involved is presently unused. There is some ground cover natural to the area and some small timber. The site takes primary access from Foxcroft Road on the east with a potential access to Highway 10 (Cantrell Road) at the southwest corner. B. EXISTING FACILITIES AND SERVICES All public services and utilities are in place. C. DEVELOPMENT PROPOSAL Although specifics are not available at this writing, the density projected is 9 + units per acre. There are 17 buildings proposed at 45' x 80'. The site will be served by an access easement system which will double as parking and drives. This site is being designed to focus on a court area with pool. D. CONFORMANCE TO ORDINANCE STANDARDS This plat was brought about by a desire of the owner to possibly retain a small tract fronting Cantrell as future use. There are several issues associated with platting the small lot. The most significant is the lot is substandard, unless sufficient design changes are made to provide depth, area and building line location. A second reason for platting is the Subdivision Ordinance dealing with multistructure sites. All of the activity here is associated with a conversion adjustment which when filed asked for a "C-3" to "MF-18." There were design related problems with "MF-18," and the owner changed his request to 11C-3" to 110-2." The principle problem with "MF-18" was a prohibition against parking in the front yard which is proposed. ir September 9, 1980 SUBDIVISIONS Item No. 2 - Continued E. STAFF RECOMMENDATION Approval of a plat subject to: 1. Complete map drafting detail (submission requirements). 2. Provide right-of-way as needed to established a minimum right-of-way and indicate minimum 1/2 - 36' pavement on Foxcroft Road and/or realignment of curb and gutter to proper location. 3. Provide 45' wide service easements throughout. 4. Provide within the 45' easement a 24' street to be constructed to minor street standard. 5. Indicate 6' opaque wall or fence along north property line. 6. Provide 30' building line along Foxcroft Road. 7. Provide sidewalk along Foxcroft._ 8. Provide quantitative date on project on preliminary. 9. Dimension all building relationships. 10. Indicate small reserved lot as a part of the project and indicate use as a driveway and/or parking. SUBDIVISION COMMITTEE RECOMMENDATION: Approval as recommended by the staff. PLANNING COMMISSION ACTION: A brief discussion was held. Mr. Hodges, the applicant was present. The Commission voted to approve the plat as recommended by the staff and Subdivision Committee. The vote - 8 ayes, 0 noes, 3 absent. 0
