EXISTING CONDITIONS The property involved is flat and has been agricultural use for many years. All abutting properties are zoned Industrial and sparsely developed as warehousing and truck terminals. B. EXISTING FACILITIES AND SERVICES All public facilities and services are in place. C. DEVELOPMENT PROPOSAL The owner/developer proposes a replat of this large tract into lots of types suitable to smaller industrial users and equipment service companies. D. CONFORMANCE TO ORDINANCE STANDARDS 149 The plat conforms to all codes except for minor plat details and one waiver of setback. _ 0 E. STAFF RECOMMENDATION Approval of the plat and waiver subject to: Completion of preliminary plat requirements, provide one-half of a 28' pavement and 6' shoulder along Frazier Pike, provide building line on east side of Lots 1-7 along easement boundary. SUBDIVISION COMMITTEE RECOMMENDATION: Approval as recommended by staff. The vote - 3 ayes, 0 noes. (In the discussion of this plat, sidewalks were mentioned as a possible requirement. The Committee recommended that they not be required. The Ordinance does not require the installation of sidewalks as a specific but allows the Commission to require them as a design consideration.) X September 9, 1980 SUBDIVISIONS Item No. 3 - Continued PLANNING COMMISSION ACTION: The applicant was present and offered a change in the plat which provided for a phased development. The plat is to be finaled in two phases. Phase I will consist of Lots 1-4. Phase II will consist of Lots 5-8. The street improvements on Frazier Pike and the new north/south street will be staged to match final platting. The applicant was advised that a request for phasing with expansion should be filed for record. After a brief discussion, the Commission voted to approve the plat as recommended by the subdivision Committee and modified by the applicant at the meeting. The vote - 8 ayes, 0 noes, 3 absent.
