EXISTING CONDITIONS The lots being replatted in this request are presently being used as a single dwelling. The area to be replatted for sale is comprised of portions of Lots 4, 5 and 6 and is vacant. The alley in the block has been closed and is combined with this ownership. B. EXISTING PUBLIC FACILITIES AND SERVICES All public facilities are in place. All services are in place. C. DEVELOPMENT PROPOSAL The owner of these six lots proposes to replat his holdings to provide for two new building sites, each of which complies with the Ordinance. The balance of the ownership will be retained in a single lot. D. COMPLIANCE TO ORDINANCE STANDARDS The developer has requested one variance the building line along Pine Street adjacent to Lot No. 1. The existing house sets back, 17' on the west side, and it is a side yard relationship. The Ordinance requires 25'. E. STAFF RECOMMENDATION Approval of the plat as filed. Approval of the building line variance request. SUBDIVISION COMMITTEE RECOMMENDATION: Approved as filed including the variance. The vote - b ayes, 0 noes, 4 absent and 1 open position.
