Existing Conditions The site slopes down from the west as much as 25 percent and is partially wooded. Lot 5 on the east side of Andover Court slopes down from the east and is heavily wooded. The existing residence on Lot 2 is proposed to be retained. All improvements to Andover Court have been previously required and are under construction. Highway 10 has been widened by the state but does not have a sidewalk. All utilities and public services are available. B. Development Proposal Lots 1 through 4 will take access from the interior street, Son Land Court, which will be in a cut of up to 7' or so. An existing driveway from Highway 10 to the residence on Lot 2 will be abandoned when Son Land Court is built. Lot 5 would presumably take access from Andover Court. It is bisected by a gas line easement which would render it unbuildable if not relocated. The Subdivision Ordinance requires 25' side yards for abutting commercial parcels. These should be platted. Note that the building on Lot 2 does not comply. C. Analysis While in basic compliance with the Ordinance, it would be better to develop the property as a whole rather than lot by lot. D. Staff Recommendation The staff recommends approval subject to: 1. Profile of Son Land Court to be subject to forther detailed review and approval by the Engineering Division. December 18, 1979 Item 9 - Continued 2. Prohibit vehicular access to Highway 10 from Lots 1, 2 and 5. 3. Show 25' side yards. 4. Indicate 6' fence as required in strips. 5. Show sidewalk on Son Land Court. 6. Verify that Lot 5 is buildable. 7. Indicate abandonment of the existing driveway. Subdivision Committee Recommmendation The owner's agent and engineer were present and in agreement with the staff recommendation. The Subdivision Committee voted unanimously to recommend approval as recommended by the staff. Note: Committee members present were Willard Johnson, Don Hamilton and George Wittenberg. Planning Commission Action The owner, agent and engineer were present and in agreement with the staff recommendation.
