TOTAL S: File No.: 4 Address: B- ­:% nt /* y7 CHARLES RAYNOR ) TO: The Public ) BILL OF ASSURANCE WHEREAS, Charles Raynor is the sole owner of the following described property all of Lot 113 and Lot 136, Except the South 10.0 feet thereof, Kensington Place Phase I, and Addition to the City of Little Rock, Pulaski County, Arkansas, and desires to replat said lots 113 and 136, being Kensington Place Phase I, an Addition of the City of Little Rock, Pulaski County, Arkansas. AND: All of that part of Tract "A", Kensington Place Phase I, an Addition to the City of Little Rock, Pulaski County, Arkansas, lying South of Lot 113 and North of Lot 136, being more particularly described as follows: Beginning at the Northwest corner of Lot 136, thence runs North 10103 Westalong -the West line of said Lot 136 projected a distance of 10.82 feet to a point on the South line of Lot 113; thence run South 89156' East along the South line of said Lot 113 a distance of 117.0 feet to the Southeast corner of said Lot 113; thence along a curve to the left having a radius of 275.0 feet, chord bearing and distance of South 07132' East 10.75 feet to the Northeast corner of Lot 136; thence North 89156' West along the North line of said Lot 136 a distance of 116.52 feet to the point of. beginning. NOW, THEREFORE, WITNESSETH: That I, the said Charles Raynor, hereinafter termed grantor(s), has caused said tract of land to be surveyed by 011en Dee Wilson, Registered Surveyor, State of Arkansas #215, and a plat thereof made which is identified by the title Lot 113-R and Track 136-R and the date September 24, 1990 and by the signature of the said surveyor and the said grantor(s), and bears a Certificate of Approval executed by the Little Rock Planning Commission, and is on records in the office of the Circuit Clerk and ex-officio Recorder of Pulaski County, Arkansas, in Plat Book Page and the grantor(s) do hereby make this Bill of Assurance. The grantor(s) does hereby certify that he has replatted said real estate in accordance with said plat. The lands embraced in said plat shall be forever known as designed on said plat; and every deed of conveyance for said property shall use this designation. The filing of the Bill of Assurance and plat for record in the Office of the Circuit Clerk and ex -of ficio Recorder of Pulaski County shall be a valid and complete delivery and dedication of the streets and easements shown on the said plat. Charles Raynor seeks to obtain this replat in order to recombine lots and move walkway or sidewalk from between lots numbered 136 and 113 to the southern edge of Lot 136, allowing for the same amount of space as is located between Lots numbered 113 and 136. All buildings constructed on said lots shall be constructed no nearer to the street than the building line shown on the plat, and all buildings shall be constructed in conformance with the Building Code and Zoning Ordinance of the City of Little Rock, Arkansas.
