HomeMy WebLinkAboutS-0131-A Staff AnalysisJuly 8, 1980 SUBDIVISIONS Item No. 4 - OTHER MATTERS NAME: Turley Toombs LOCATION #32 Dartmouth Drive v PROPOSAL: File a subdivision replat with reduced building line that will allow construction of a 2' wide by 12' long concrete porch. This porch will replace a 12'x12' wooden deck now existing. In the placement of the concrete porch an intrusion of 11+ would occur within the 25' building line. STAFF ANALYSIS AND RECOMMENDATION: The Planninq staff views this request as one which should have been administratively handled. However, the Permits Division of the Community Services Department rejected the plan and properly so. The proposal by this owner would remove ten feet of a structure now violating the platted building setback line. This deck was apparently added prior to annexation and this ownership. It is neither attractive nor safe in its present state. The building line movement to accommodate this change would be minor; therefore, we set aside our usual opposition to such activities and recommend the approval of the request. SUBDIVISION COMMITTEE RECOMMENDATION: The Subdivision Committee recommends approval of the request as filed. The plat to be filed with the staff will provide for necessary movement of the building line to accommodate the porch and necessary steps and/or overhang of roofline . The Subdivision Committee recommendation was supported by a unanimous vote. PLANNING COMMISSION ACTION: A brief discussion was held, followed by a motion to approve the variance and replat as filed. The motion passed by a vote of 7 ayes, 0 noes, 4 absent.
