Waiver of sidewalks. 2. Approval of revised plat layout and lot quantity. 3. Five year extension of_ preliminary plat approval. 4. Horizontal radius in a street design. STAFF REPORT This item is a tangential issue of the plat approval of Longlea Subdivision, Phase 7B. In that approval, the Commission required a collector street stub to the Longlea Manor plat contingent on the City working with that owner/engineer to develop a continuation of the collector. ....Tha-t, owner has submitted the proposal noted above as the condition under which the street will be permitted. The street as it now exists on preliminary plat is a residential street with 27' pavement and terminates as a cul-de-sac. The proposal is a through 'street and 36' pavement stubbed out to the north and tying to Secluded Hills which preliminary plat has expired and will require further Commission review. STAFF RECOMMENDATION: The staff feels that since this developer has been very cooperative and since this proposal adds to his development costs, the modified plat should be allowed as follows: O September 9, 1980 31J13DI VISIONS I I� Item No. 8 - Continued 1. Allow a waiver of sidewalks for this collector. 2. The revised lot layout and quantity be permitted. 3. The only reservation we have is the time extension on the preliminary approval. We feel that since the plat is in its second year and extension of approval, that no more than three additional years would be in order. This would make five total. SUBDIVISION COMMITTEE RECOMMENDATION: Since this item is before the Commission as a follow-up to previous action, the record should reflect that the developer of this plat did not introduce the discussion matter but responded to staff inquiry. The Committee recommends that the revised plat be approved' a:3 the applicant/owner request, that is, no sidewalks, lot 1•ayout okay, quantity okay, five year extension on preliminary plat, 50' right-of-way for collector street. The engineer was directed to prepare a revised plat to illustrate the curve designs on the collector street. The vote - 3 ayes, 0 noes. PLANNING COMMISSION ACTION: After a brief discussion, the Commision voted to approve the amended plat as recommended by the Subdivision Committee. The vote - 8 ayes, 0 noes, 3 absent.
