PHONE 753-1987 NORTH LITTLE ROCK, ARK. 72116 April 10, 1986 Little Rock Planning Commission City Hall Little Rock, Arkansas 72201 Dear Members: Revised Preliminary Plat Longlea Manor Addition Little Rock, Arkansas Submitted herewith are the required copies of the preliminary plat, bill of assurance, and your review fee, in the amount of $ Preliminary street and drainage plans are being submitted to the engineering department. Owner is Land Projects, Inc., 11125 Arcade Drive, Suite "E", Little Rock, Arkansas 72112. This plat consists )of 77 lots on 40.7 acres. The previous approved plat contained 120 lots. We are showing Old Oak Drive to be constructed as a 36-foot wide minor collector street on a 50-foot right-of-way without sidewalks in accordance with our previous agreement with the city. Additional 10-foot utility easements will be added for utilities on both sides of the street'. We are requesting use of street lights and will use underground utilities. Old Mill Lane exceeds the length requirement for a minor residential loop street, however, we are requesting a. waiver of the sidewalk requirement for this street in view of the fact that topography will make sidewalks very difficult to construct and in view of the fact that sidewalks have not generally been used in this area.
