CITY OF LITTLE ROCK, PULASKI COUNTY, ARKANSAS,
BEING A REPLAT OF LOT 4R OFFICE PARK WEST SUBDIVISION,
AND PART OF TRACT 51, WEST HIGHLAND SUBDIVISION,

WHEREAS, Office Park West Partnership, hereinafter termed "Grantor', is the sole owner of the
following described lands located in the City of Little Rock, Pulaski County, Arkansas, to -wit:
Lot 4R, Office Park West Subdivision, being a replat of Lots 4 and 5R, Office Park West
Subdivision in the City of Little Rock, in Pulaski County, Arkansas; AND
The Easterly 255.00 feet of the Northerly 81.00 feet of platted Tract 51, West Highland
Subdivision, City of Little Rock, Pulaski County, Arkansas (Recorded in Plat Book 1, Page 273),
and the Westerly 15.00 feet of the Northerly 81.00 feet of vacated Mason Street lying East of and
adjacent to said Tract 51, which was closed by City of Little Rock Ordinance No. 17,289 and
recorded as Instrument No. 96-75524, with the entire parcel of land being more particularly
described as follows: Beginning at the platted NE Corner of said Tract 51 as shown on plat of
record filed in Plat Book 1, Page 273; thence S 87041'44" E along the South line of Lot 4R, Office
Park West Subdivision, a distance of 15.00 feet to the SE Corner of Lot 4R, Office Park West
Subdivision and the centerline of Vacated Mason Street; thence S 01 °40'27" W along the
centerline of Vacated Mason Street, a distance of 81.00 feet; then N 87041'44" W, a distance of
270.00 feet; thence N 01 °40'27" E, a distance of 81.00 feet to the North line of said Tract 51;
thence S 87041'44" E along the North line of said Tract 51, a distance of 255.00 feet to the
POINT OF BEGINNING;
and Grantor desires to replat said lands into one lot in accordance with the Plat accompanying this Bill of
Assurance;
NOW, THEREFORE, WITNESSETH:
That said Grantor has caused said tract of land comprising the above -described lands to be
surveyed by Development Consultants, Inc., Registered Professional Engineers and Land Surveyors, and
a Plat thereof made which is identified by the title "Final Plat of Lot 4R-A, Office Park West Subdivision &
Tract 51-R, West Highland Subdivision" hereinafter termed the "Subject Property," and the date
September 24, 2003, and by the signature of the Circuit Clerk and Ex-Officio Recorder of Pulaski County,
Arkansas, as Instrument No. C' 0y 5/ and the Grantor does hereby make this Bill of Assurance.
Grantor does hereby certify that it has platted said lands in accordance with said Plat. The lands
embraced in said Plat shall be forever known as designated on said Plat; and every deed of conveyance
for said lands shall use the designation as reflected upon said Plat.
There are strips of ground shown and described on said plat that are existing. No new
easements or rights -of -way are required or proposed to be dedicated by this Plat and Bill of Assurance:
The purpose of the Plat and Bill of Assurance is to replat the above -described lands into one lot
designated Lot 4R-A, Office Park West Subdivision. Except for this change as shown in the above
referenced Final Plat, all provisions of the presently existing covenants and restrictions presently filed of
record for the Office Park West Subdivision shall pertain to the subject property and shall remain in full

force and effect.
The provisions of this Bill of Assurance shall not be amended, cancelled or supplemented except
by a recorded instrument signed by the owner(s) of the subject property provided that such instrument of
amendment, cancellation or supplementation must also be approved by the Little Rock Planning
Commission or its successor agency.
IN WITNESS WHEREOF, this Bill of Assurance has been executed by the undersigned Grantor

partners in Office Park West Partnership, to me well known as the Grantor in the foregoing
instrument, and stated that they had executed the same for the consideration and purposes
therein mentioned and set forth.

acquiring easement requests from utility companies and will provide the sign -off approvals when
