OF NEW ST.: 410 ZONING: "MF-12" PROPOSED -USES: Multifamily VARIANCES REQUESTED: None. ARC1P(1CAT. - 1. The construction of 37 one and two-story luxury condominium units on 9.17 acres. 2. The construction of Hunters Glen Blvd., a public street, which will form the entrance to the project. 3. Development according to the following: (a) Land area: 399,445 square feet. (b) Building coverage: 103,500 square feet (26 percent). (c) Usable open space: 172,205 square feet (41 percent). (d) Pavement coverage: 123,740 square feet (31 percent). 4. The provision of a density of 4.03 units per acre. 5. The provision of a two car garage for each unit. November 9, 1982 SUBDIVISIONS Item No. 8 - Continued 6. Security measures to include a security gate with a 6' high brick wall along all property lines. 7. Property Owners Association to be responsible for maintenance. 8. Landscaping to meet or exceed Little Rock City Ordinance requirements. SPECIAL REQUIREMENTS: 1. The minimum site area in "MF-6" and "MF-12" districts should be one (1) acre. This plan complies. 2. All detached buildings should be separated by a distance of not less than 10'. This plan complies. ENGINEERING CONSIDERATIONS: Construct Napa Valley to minor arterial standards: (1/2) 801, (1/2) 48'. STAFF ANALYSTS: Staff is favorable to the development plan as proposed. The site plan, however, should be revised to include technical requirements under Section 4-103, E2 of the Zoning Ordinance: (a) Dimensioned distances between buildings; (b) Proposed floor area of buildings; (c) Proposed structural dimensions; (d) Explanation of unit numbers on the site plan; (e) Breakdown of units by type. Some of these may be submitted on a separate sheet. STAFF RECOMMENDATION: Approval, subject to comments made. SUBDIVISION COMMITTEE RECOMMENDATION: Joe White and Bob Wickard were present in support of the application. The applicant reported that the numbers on the site plan represented width of building and number of levels. He also stated that he could not provide staff with an accurate breakdown of the unit by type since final plans for each had not been completed. A motion was made for approval, subject to: r November 9, 1982 SUBDIVISIONS Item No. 8 - Continued (1), Construction of Napa Valley to minor arterial standards; (2) Staff working with applicant an adjustment to two unit sizes; and (3) Engineering to research in -lieu contribution for construction of Napa Valley. The motion passed by a vote of 5 ayes, 0 noes and 0 absent. PLANNING COMMISSION ACTTON- Mr. Joe White of Edward G. Smith and Associates, represented the applicant. There were no objectors. Engineering reported that the in -lieu fees amounted to $13,000 plus interest. Mr. White requested that the City cooperate with the developer and construct as much of the street as possible at this time with the in -lieu fees that have been collected from the adjoining property owners. A motion was made for approval of the plan, subject to staff comments, and the Commission's recommendation that the City Board be requested to release the $13,000 plus interest in -lieu contribution on Napa Valley at the time improvements are to be made on Napa Valley Road. The motion passed by a vote of 9 ayes, 0 noes, 1 absent and 1 open position. I�
