Off ice.o.f- Comprehensive Planning -Little Rock, Arkansas Re: Lot 11 Executive Park Dear Mr. Bozynski: By means of this letter we are requesting a waiver of the east side - yard setback requirement for the above referenced property. We would appreciate your consideration of the following circumstances surrounding this request. 1. Acting on the information received from the zoning department, we have already begun plans for the building to be placed 15'0" from the adjoining property. 2. The R-2 property east of our property is the only residential property remaining in the area and will inevitably be rezoned for other use. 3. The office building on the east side of the residential property has been approved and constructed using a 10'0" side -yard. 4. It is our understanding that the R-2 property owner is requesting a rezoning of this property for commercial use. It is also our understanding that the R-2 property will be sold contingent upon this rezoning. We are enclosing for your use the site plan developed for the property along with the final plat. As you will note the 15'0" setback is indicated. We feel this layout is desirable from both a circulation and a proportioning of landscaping point of view. Sincerely, J S A. CONE, IN J ' es H.
