This matter was deferred at the May meeting to permit investigation
of development methods which would eliminate increased flooding of
surrounding property.
Staff Recommendation:
Shortly before the current Subdivision Committee meeting, the
engineer submitted a revised plat. It proposes that no fill dirt
be placed on the site except to replace that removed, that the site
be graded to prevent ponding under building foundations, and that all
buildings be elevated on pier and beam foundations which admit accumulation
and free flow of water to the 100 year flood elevations.
The Staff recommends approval of the revised proposal subject to:
1. Clear restrictions on the plat and in the Bill of Assurance
permanently restricting filling and building types as
currently proposed;
2. Review and inspection by the Community Services Department
to assure compliance with these conditions of land and
building development and to assure that no additional flood
hazard is created for surrounding property.
Subdivision Committee Recommendation:
Approval as recommended by the Staff.
COMMISSION ACTION
The staff voted unanimously to approve the plat as recommended by the
Subdivision Committee.
