Denham, Civil Engineer 212 South Victory Little Rock, AR 72201 LOCATION: Meredith Manor Addition REQUEST: 1. The deletion or removal of the platted building line in the rear of the lots mentioned to allow for the construction of buildings within 20' of Lots 6 and 7 and canopies over the parking areas. 2. To remove and/or reduce the platted easement from 10' 4' along the rear lot lines of said lots. THE. PROPOSAL: To construct four multifamily buildings on the four lots (5, low" 6, 7 and 8) with intrusion into the platted rear yard required by the Planning Commission on the plat as recorded. To reduce the area of involvement by utility easements within a parking area. Subdivision Committee Recommendation After_ a brief discussion, the Committee determined that late information and insufficient information would not allow a proper review and asked the applicant to resubmit for the February meeting. Vote on deferral was: 5 ayes, 0 nays. LJ January 13, 1981 Item No. 7 - Continued STAFF ANALYSIS: This request is made in the form many previous building line issues were filed, i.e., a cover letter and drawing to illustrate the change. If granted, the applicants would file an amended plat to carry out the changes. The original design scheme on these lots implied single lot development. This plan offers common drives and parking between pairs of lots. The structures shown on Lots 6 and 7 do not appear to be restricted to the degree that 5' cannot be gained simply by moving the building. As to the easement reduction on the rear of Lots 6 and 7, we see no real need for this unless the parking area is not permitted to encroach by the utilities. STAFF RECOMMENDATION: The staff view is that, unless significant design or terrain constraints can be offered as justification, we cannot support the request. PLANNING COMMISSION ACTION Withdrawn with no comments. (No vote of Commission required. File to be held until further communication from owner.)
