Subdivision Committee Recommendation
The owner and his representatives were present. There was a
lengthy discussion of the Subdivision Ordinance,
requirements for a full preliminary plat, front and side
setbacks, right--of-way dedication and limitations on curb
cuts.
A tentative agreement was reached on several revisions to be
made to the plot plan which will be resubmitted in time for
action by the Full Commission on the 18th.
Planning Commission Action
The owner, his engineer and other representatives were
present.
Two or three days prior to the meeting, the staff received a
revised plot plan of Lot 1, incorporating changes discussed
at the Subdivision Committee Meeting. At the opening ❑f the
commission Meeting, the staff also received copies ❑f an
overall preliminary plat as previously discussed.
Discussion revolved around four points arrived at by the
staff regarding the revised plot plan. They were:
1. Provide a 15' side setback on the north side of
Lot 1, by adding five feet or ten feet to the lot.
2. Submit an overall preliminary plat in conformance
with the ordinance prior to approval of the
individual lots.
3. Provide all dedication for Shackleford Road at
this time.
4. Maintain a minimum of 300' to the next curb cuts,
both to the north and to the east.
The Commission voted unanimously to grant preliminary
approval of the Lot 1 site plan and the overall preliminary
plat, subject to further review of the plat by the staff and
detailed compliance.
