I am Jim Van Hook with Fausett & Company, here to represent the owners of this property, Mr. J. D. Ashley, Mr. Don Mueller, Mr. C. B. Finley, and three other partners who are present, Mr. Larry Wallace, Mr. Sam Hilburn, and Mr. Derol May. Also present, repre- senting Gulf Oil Company, is Mr. Ernie Nolland, Senior Retail Marketer, Central Arkansas. Mr. Robert Bickerstaff, registered land surveyor who prepared the survey and plat for your approval, is also present. The owners are proposing to sell to Gulf Oil Company a tract of land measuring 185 feet on Markham Street by 175 feet on Shackleford Road plus two 25 foot easements. A copy of this plat has been furnished the Sub- division Committee. The buyers, Gulf Oil Company, propose to construct improvements of their latest design consisting of a convenience store and car wash, and will sell self-service gasoline. Operation of the facilities will be handled under contract by Munford Stores and also under the super- vision of Gulf Oil Company local management. Munford Stores will operate the store under the trade name of Majik Mart. The proposed improvements to be constructed by Gulf Oil Company will, in all probability, cost in excess of $250,000.00. Before designing of the proposed improvements, a conference was held with Mr. Carroll Ball, Chief of the Research and Design Section, Department of Community Services, and Mr. Ball discussed this further with Mr. Don McChesney, Director of Engineering, Department of Community Services, to identify design limitations for curb cuts. This survey, with the guidelines sketched in by Mr. Carroll Ball with the approval of Don McChesney, was sent to Gulf Oil Company Engineering Depart- ment. I believe you will find the plat plan furnished you by Gulf Oil Company essentially follows the guidelines set by Mr. Ball and Mr. McChesney. Finally, these pictures are of Gulf Oil Company's newly constructed convenience store operation on the southwest corner of Baseline and Geyer Springs and are similar to the facilities proposed for Markham and Shackleford Road. I believe you will agree it is a beautifully designed station. On the part of both the owners and Gulf Oil Company, we solicit and ask for your favourable approval of our application. Gulf Subdivision, Lot 1: DATE: Nov. 13, 1979 FOLLOW UP: Street improvements will be installed by the two State projects under way on Markham Street and on Shackleford Road. Note that the proposed "10' easement to the City of Little Rock" shown shaded along the west side of theplat is reallir a portion of a right of way easement already acquired b the State. The easement is 10 feet wide at its south end and 7 feet wide at its north end at 611' north of the north right of way of Markham Street. Note that the "10' to be dedicated to the City for street r/wrr along the west line of Block 37, Stnte Fe Park Addition should be shown within the plat boundary, to be dedicated by this plat. The 10' strip was ommited from the taking of easement by the State, for the construction of Shackleford Road. The property owner is asking payment for the strip. We believe that the easement should be dedi- cated, as is normal with lot platting. 2. Interchange Addition: Require,naminally,one-half street improvements for 30 foot back to back street as was planned and built on the Vest side of the street.
