AN ORDINANCE TO AMEND CHAPTER 31 OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE ROCK, ARKANSAS,
CONCERNING THE REQUIREMENTS OF THE MASTER
STREET PLAN FOR SIDEWALK CONSTRUCTION IN
TRIANGLE PROPERTIES INDUSTRIAL PARK LOT 37R AND
LOT 38, LOCATED AT 8520 DISTRIBUTION DRIVE.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That Chapter 31 of the Code of Ordinances be amended to provide
for a waiver of certain requirements within the Subdivision Ordinance and Master Street
Plan for the City of Little Rock for Lot 37R and 38, as follows:
Subsection a. That Section 31-282 shall not be deemed to require the abutting
street to be constructed in accordance with the Master Street Plan because of the
change in the lot line and a new definition of subdivision, provided that this
waiver applies only to the relocation of the lot line and not to any further
development on the site that might trigger Master Street Plan requirements.
SECTION 2. This Ordinance shall take effect thirty (30) days from and after its
passage.

BEGINNING at the Northwest Comer of Lot 37, Triangle Properties Industrial District, as recorded
in Plat Book 35, Page 98, in the office of the Circuit Clerk of Pulaski County, Arkansas; thence
North 01°40'58" West 282.03 feet; thenceNorth 62033'47" East 276.00 feet; thence South 32°48'29"
East 297.19 feet to a point on the Westerly right-of-way line of Distribution Drive; thence along said
right-of-way line on a curve to the left having a radius of 268.75 feet, an arc distance of 141.12 feet
and a chord bearing and distance of South 37032'44" West 139.50 feet; thence continuing along said
right-of-way line on a curve to the left having a radius of 268.75 feet, an arc distance of 116.06 feet
and a chord bearing and distance of South 10'32'01" West 115.16 feet; thence South 88*26'10" West
289.75 feet to the POINT OF BEGINNING, containing 3.576 acres, more or less.
AND, WHEREAS, it is desirable that all of the above described property be replatted.

hereinafter termed grantor(s), have caused said tract of land to be surveyed by Gregory T. Sullivan
a Registered Professional Land Surveyor, and a plat thereof made which is identified by the title Lot
37R and Lot 3$; Triangle Properties Industrial District, Little Rock. Pulaski County_, Arkansas and
the date January 10. 2000, and by the signature of the Circuit Clerk and ex-officio Recorder of
Pulaski County, Arkansas, in Plat Book zll'—" Page %12 and the grantor(s) do hereby make
this Bill of Assurance.
The purpose of this amendment is to: replat Lot 37 and an unplatted part of Triangle
Properties Industrial District as two (2) lots to be designated Lot 37R, and Lot 38, Triangle
Properties Industrial District, Little Rock, Arkansas.
There are strips of ground shown and dimensioned on said plat marked "Utility Easement"
reserved for the use of public utilities, subject at all times to the proper authorities and to the
easement herein reserved. The Owner(s) of this replat shall take their titles subject to the right of
public utilities and the public.
The filing of this Bill of Assurance and plat for record in The Office of the Circuit Clerk and
ex-officio Recorder of Pulaski County shall be a valid and complete delivery and dedication of the
easements shown on the said plat.
Hereafter, conveyance and description of said lands by lot number as shown on said plat,
shall be a proper and sufficient description thereof.

The lots in said subdivision shall be sold by the grantors and shall be purchased by the buyers
thereof, subject to the covenants set forth in the parent document filed in Deed Record Book 1342,
Page 357.
The considerations set forth in the parent document are hereby approved by the City of Little
Rock Planning Commission. Any additional requirements, restrictions or statement are entered
without review or action by the Planning Commission, and shall no be considered part of the Little
Rock Planning Commission, and shall not be considered part of the Little Rock Planning
Commission's requirements for plat approval.
