DEFERRED ITEMS: A. Hinson Office Park (Z-3699-A) Insufficient information to review. Planning Zoning and Subdivision B. McClard (Z-5805) The full buffer width required along the northern and southern perimeters is 13-1/2 feet. The full buffer width required along the western and eastern sides is 32 feet. As a part of each land use buffer, a six (6) foot high opaque screen is required. This screen may be either a good neighbor fence or dense evergreen plantings. If. PLANNED UNIT DEVELOPMENTS: 1- Arkansas Tennis Association (Z-1513-A) The areas set aside for buffers and landscaping meet ordinance requirements. Curb and gutter or another approved border will be required to protect all plantings from vehicular traffic. 2. Penney (Z-5852) The Highway 10 Overlay requires a 40 foot wide landscape buffer along Cantrell Road and 25 feet along the southern, eastern and western perimeters. A sprinkler system to water plants is required. The proposed landscaping is in compliance with the Landscape Ordinance. IV. SITE PLAN R�FVIEW-, 4. Backyard Burgers (S-1029) If this proposal will include a separate lot lease line then a six (6) foot wide landscape strip around the site perimeter will be required exclusive of ingress and egress. Transport International Pool (Z-5855) The full buffer width required along Distribution Drive is 20 feet and 15 feet along Production Drive. Parking Facility Site Plan Review Dear Mr. Sims, Enclosed is an application for site plan review for a 5.1712 acre site bordered on the north by Distribution Road, Production Drive to the west and Assembly Court on the south. The site will be used for the storage of semi -tractor trailers. The parking lot surface will be asphalt with a concrete curb and gutter only where necessary to direct runoff to the detention storage pond. There are two buildings proposed for the site. One will be a 30' x 75', pre-engineered metal building, 20' high, which will be used as a maintenance facility and the other will be a 15' x 40' pre -manufactured building to be used as an office. These buildings will comprise approximately 1 % of the site. The plan calls for a total of seven passenger vehicle parking spaces including one handicap space with the required signage and dimensions. A handicap ramp will be constructed to allow access to the office. The site will be surrounded by a 6' high chain link fence with three strands of barbed wire at the top. The driveway on Production. Drive will have a gate. A new curb cut and driveway will be constructed on Production Drive. The existing curb cut and driveway on Assembly Court will be closed. The parking lot will not be lighted. Stormwater detention will be provided for on -site in the form of a basin located along the east property line. Landscaping will consist of Red Top Photinias and Bradford Pear trees. A portion of the site is wooded and existing trees will be saved where practical.
