History of the Site The Commission approved a preliminary on this site which consisted of two lots, Lots 6 and 7. B. Existing Conditions The land involved is basically flat and rural in nature. Existing uses in the area consist of a horse farm and other single family homes on large acreage tracts. The floodway encroaches on the southern portion of the plat. Access is provided by a 50-foot dedicated roadway easement. C. Development Proposal The applicant is proposing to subdivide an area of three acres into three lots of single family use. Three hundred feet of new street is proposed. D. Engineering Considerations Extend improvements on Thomas Park Road. Place minimum floor elevation on each lot, which is in the floodplain. E. Analysis The purpose of this replat is to deviate from approved preliminary of two lots and provide three new lots. Staff has no problems with the request. F. Staff Recommendation Approval. July .12, 1983 SUBDIVISIONS Item No. 4 - Continued SUBDIVISION COMMITTEE REVIEW - Allen Curry was present to represent this application. A brief discussion was held. There were no problems. PLANNING COMMISSION ACTION: The applicant was not present. Staff reported that Mr. Allan Curry, Engineer for the Project, requested that the Commission proceed with consideration of the item, in spite of his absence due to a required court appearance. A motion was made and passed for approval, subject to: (1) the extension of improvements on Thomas Park Road and placement of minimum floor elevations on each lot that is in the floodplain. The vote was 9 ayes, 0 noes and 2 absent.
