RE: Subdivision Plat Submittal/Review
East Palisades Addition
Dear Donna,
Please accept this letter to serve as our application for the above referenced submittal. We wish to
be placed on the June 21, 2012 Planning Commission Hearing Date.
The owner is requesting that lots "E" and "F", Block l , East Palisades Addition to the City of Little
Rock, Pulaski County, AR be combined into one lot and the front setbacks be reduced from 40 and
35 feet to 25 feet to allow for the construction of a single family residence. Currently, a 10 foot
sanitary sewer easement runs across the middle of the property; whereby, cutting the property in
half. Furthermore the setbacks across the street and starting two lots down to the east all have 25
foot setbacks, per the recorded plat for East Palisades Addition.
Enclosed please find my check (No. 1326) for the review fee in the amount of $183.00.
If you have any questions please give me a call.

1 Edswood Road is classified on the Master Street Plan as a principal arterial. Dedication of right-of-
way to 55 feet from centerline will be required.
2 With site development, provide design of street conforming to the Master Street Plan. Construct one-
half street improvement to Edswood Road including 5-foot sidewalks with planned development. Per
the Master Street Plan, this section of Edswood will be a divided street with a 110 ft right-of-way, 14
ft median, 2 - 26 ft travel lanes and 5 ft sidewalks on both sides of the street. The applicant has
proposed to make an in -lieu payment for the street improvements.

detention facilities on the plan.
4 If disturbed area is 1 or more acres, obtain a NPDES storm water permit from the Arkansas Department
of Environmental Quality prior to the start of construction.
5 Due to Edswood Drive being classified as a principal arterial street, driveway locations and widths
must meet the traffic access and circulation requirements of Sections 30-43 and 31-210, The driveway
spacing on an arterial street is 300 ft from other driveways and ISO from property lines. The width of
driveway must not exceed 30 feet. Lots I - 5 of the subdivision are only allowed a maximum of 2
driveways. Due to the street elevation on the north end of the subdivision, shared driveways should
be installed on the lot lines between lots 4 & 3 and lots 1 & 2. If privacy gates are proposed to be
installed the key pad to the gate should be located 30 ft from the future back of curb on Edswood Road
and a turnaround provided for a SU-30 vehicle to exit the driveway without having to back into a
principal arterial street (Edswood Rd).
