Plat, and the Grantors do hereby make and file this Amendment to
Plat and Bill of Assurance as restrictions and covenants running
with the Land.
1. There are strips of ground shown and dimensioned on the
Plat marked "easement," which strips are hereby reserved for the
use of public utilities and/or for drainage purposes, subject at
all times to the proper authorities and to the easement herein
reserved. The Grantors and any subsequent owners of the Land, or
any part thereof, shall hold and take their titles subject to the
rights of public utilities and the public, as herein set forth.
2. The filing of record of the Plat, and this Amendment to
Plat and Bill of Assurance, in the office of the Circuit Clerk and
Ex-Officio Recorder for Pulaski County, Arkansas, shall be a valid
and complete delivery and dedication of the easements shown on the
Plat.
3. The Land embraced in the Plat shall continue to be
forever known as "East Palisades Addition to the City of Little
Rock, Pulaski County, Arkansas," and henceforth any description and
conveyance of any of the Land describing the same by such
designation, or part thereof, as shown and represented as "Lot I-
1R" and "Lot I-2R" on the attached Plat, shall be a good, proper
and sufficient description thereof.
4. From this date forward for a period of twenty (20) years,
Lot I-2R, which as of this date is unimproved, shall be owned and
sold by the Grantors and shall be purchased, owned and conveyed by
the buyers thereof subject to the covenants set forth in the Plat

and Bill of Assurance filed on May 13, 1953 in Plat Book 4, Page
316 and in Deed Book 514, Page 303 in the office of the Circuit
Clerk and Ex-Officio Recorder for Pulaski County, Arkansas, except
as amended by the Plat attached hereto, and except as follows: (a)
any dwelling located on Lot I-2R shall contain at least 2000 square
feet exclusive of attached garages, basements, port-cocheres, and
patios; any dwelling located on Lot I-2R shall face Scenic Drive
and shall be set back from said street not less than the distance
indicated upon the attached Plat, nor shall any such dwelling be
located nearer than 15 feet to the inside boundary lines of said
Lot; (c) no outbuildings may be constructed on Lot I-2R; and (d)
Lot I-2R may not be subdivided in any way, and may not be improved
except with one single family dwelling with related garages.
5. The considerations set forth in this Amendment to Plat
and Bill of Assurance are hereby approved by the City of Little
Rock Planning Commission. Any additional requirements,
restrictions or statements are entered without review or action by
the Planning Commission, and shall not be considered part of the
Little Rock Planning Commission's requirements for plat approval.

FLAT AND BILL OF ASSURANCE
KNOW ALL MEN BY THESE PRESENTS:
THAT, WHEREAS, A. J. BRIZZOLARA AND ROSEMARY C. BRIZZOLARA,
husband and wife (hereinafter, "Grantors"), are the sole owners of
the following described land lying in Pulaski County, Arkansas (the
"Land"), to -wit:
Lot "I", Block 2, East Palisades Addition to
the City of Little Rock, Pulaski County,
Arkansas;
WHEREAS, it is desirable that the above described Land be
replatted into two (2) lots: "Lot I-1R" and "Lot I-2R" of Block 2,
East Palisades Addition; and
WHEREAS, the Grantors have caused said Land to be surveyed by
SAMUEL L. DAVIS, a Registered Professional Engineer and a
Registered Land Surveyor, and a plat thereof made which is

PALISADES ADDITION TO THE CITY OF LITTLE ROCK, PULASKI COUNTY,
ARKANSAS" under date of April 4, 1994 (the "Plat"), which Plat has

receipt and sufficiency of which are hereby acknowledged, the
Grantors have on this day of April, 1994, filed the Plat in
