REQUEST:
Reduction of existing building line to permit expansion
of the existing store building up to the Shelley Street
property line.
STAFF RECOMMENDATION
This request is similar to many that have been denied in the
past. The staff recommends denial.
SUBDIVISION COMMITTEE RECOMMENDATION
The Committee forwards this matter to the Commission with no
recommendation.
PLANNING COMMISSION ACTION
The Commission voted to deny the application.

To permit reduction of an existing platted 25' building line to

Staff Recommendation
This request was acted upon about a year ago when the Commission
first denied it.
A commercial building has been built on a previously platted
lot, observing a 25T building line on Shelley Drive. The owner
now wishes to make an addition of up to 251, which would bring
it to the right-of-way line on Sherry.
The current requirement is 451. The staff must recommend
denial.
Planning Commission Action
During the Subdivision Committee meeting earlier in the day, it
was noted that the existing concrete slab had been poured as
part of the original construction and included footings and
plumbing. The applicant was advised to pursue his right to
complete construction which had been underway prior to
annexation into the City. The Committee recommended denial of
the variance request.
