the sole owners of the property described on Exhibit "A" attached hereto and made a part hereof,
and desire to plat said Tract.
NOW, THEREFORE WITNESSETH:
That We, the said BH UNIVERSITY DEVELOPMENT, LLC, and MIDTOWN
HOSPITALITY, LLC, hereinafter collectively termed "Grantor", have caused said land to be
surveyed by Wm. Allen Smith, Professional Land Surveyor, No. 1095, Arkansas and a plat made
which is identified by the title of "Lot 10779, CVS Subdivision and Tract 192AR, University
Park North", signed by said Grantor and bears a certificate of approval executed by the City of
Little Rock Department of Planning and Development, and is recorded in the office of the
Pulaski County Circuit/County Clerk and ex-officio Recorder of Pulaski County, Arkansas, as
Document Number , Z& i 4,b C azSq, records of Pulaski County, Arkansas.
The grantor(s) do hereby certify that they have subdivided said real estate in accordance
with said plat. The lands embraced in said plat shall be forever known as designed on said plat;
and every deed of conveyance for said property shall use this designation.
The tiling of this Bill of Assurance and plat for record in the Office of the Circuit Clerk
and ex-officio Recorder of Pulaski County shall be a valid and complete delivery and dedication
of the street rights -of -way, if any, shown on the said plat.
All buildings constructed on said lots shall be constructed no nearer to the street than the
building line shown on the plat, and shall be constructed in conformance with the Building Code
and Zoning Ordinance of the City of Little Rock, Arkansas.

Thanks for following up. The only thing I can think of to add is that AT&T requires one four inch conduit into the
telco/data room from the public right of way or utility easement. If that is on your plans already then we are good to go.
will open a project when construction begins in March and pay the site a visit to gather measurements, notes, etc. That
project will provide AT&T facilities including a fiber fed terminal and a copper fed terminal.

LRW has no objection to this plat. It would be our preference for you to coordinate the sewer with the proposed
development to the north of this parcel, as opposed to cutting out into University Avenue to connect to the existing
manhole, however If need be, then you may connect to that manhole.
