Site plan review of a multiple building site and revision of
an approved preliminary.
A. Site History
Previous actions involve the rezoning from "R-2" to
"MF-18" on September 27, 1983. An "OS" buffer strip,
on the north which argued for by the staff was finally
obtained at the Board level.
B. Proposal
(1) The construction of 216 units on a 15.2 acre site.
(2) Site Coverage:
(a) Buildings ...... 77,500 sq. ft.... 11.7%
(b) -Paved Areas .... 140,500 sq. ft.... 21.2%
(c) Usable Open Space .... 444,100 sq. ft... 61.1%
(3) The provision of 334 parking spaces.
(4) The revision of an approved preliminary.
C. Engineering Considerations
(a) Dedicate right-of-way on Napa Valley for minor
arterial.

(b) Improve Napa Valley Road to minor arterial
standards; tie street improvements to alignment
proposed on the development immediately south of
this development.
D. Analysis
Staff has no adverse comments about the request or
layout. It was previously agreed that this site is a
good location for multifamily use, provided the "OS"
area was protected. There is no objection to the
proposed location of a loop within this area.
E. Staff Recommendation
Approval, subject to Engineering comments.
SUBDIVISION COMMITTEE REVIEW:
The Committee reviewed the application. Both staff and the
Committee agreed to approve the applicant's request to
revise the plan by providing a cul-de-sac instead of a loop
on the east end of the property, subject to the submission
of Fire Department approval and three revised copies.
