APPLICANT: Edward G. Smith and Associates
REQUEST:
Waiver of street improvements and sidewalks on Jamison Road.
STAFF REPORT:
This -is a request by the applicant that the Commission
consider waiving the normal street improvement requirements
including sidewalks on Jamison Road. Justification
submitted indicates that Jamison is a minor street in an
industrial area, and there are currently no sidewalks within
several hundred feet of the property.
ENGINEERING CONSIDERATIONS:
(1) Construction plan for drainage ditch on the east line
has been approved.
(2) Construction cost estimated to construct drainage ditch
and 1/2 Jamison Road improvements has been approved at
$11,155.
(3) Engineering sees no impediment to the construction of
Jamison Road. No in lieu delay needed. Engineering
recommends that no waiver be granted.
STAFF ANALYSIS
Staff concurs with Engineering and feels that no waiver
should be granted. We view the justification submitted as
not substantial enough to warrant a waiver.
STAFF RECOMMENDATION:
Denial of the request.

SUBDIVISION COMMITT�E_RECOMMENDATION:
The Committee agreed to let the applicant develop the
property according to industrial street standards. A motion
was made and passed for approval by a vote of 3 ayes, 0
noes, 1 absent and 1 open position, subject to tying the
development of the street to the building permit.
PLANNING_gOMMISSION ACTION:
Mr. Joe White represented the applicant. A motion was made
for approval, subject to the development of the property
according to industrial street standards, which are 1/2 of a
28' street, 6' paved shoulders, industrial street pavement,
and ditches in accordance with the Subdivision Ordinance.
The motion passed by a vote of 11 ayes, 0 noes, 0 absent.
