The site is flat and lies in the floodplain except where
filled (256.2 m.s.l.). All public improvements exits
were required by previous approval.
B. Development Proposal
The purpose of this plat is to create additional lots in
a large tract previously "reserved for future
development."
Previous approval:
A. Did not authorize staff approval of additional lots
B. Did permit a reduced 40 foot building line
C. Did not deal with annexation of that portion now out
of the City

C. Analysis
The proposal is basically in keeping with surrounding
development but should reflect industrial interior
setbacks. Annexation and rezoning should also be
required.
D. Staff Recommendation
Staff recommends approval subject to:
1. 30 foot interior setbacks
2. Annexation and rezoning of that portion now out of
the City
Subdivision Committee Recommendation:
The Subdivision Committee recommends approval as recommended
by the staff.
Planning Commission Action:
The Commission voted unanimously to approve this matter as
recommended by the Subdivision Committee.
