OF NEW ST.: 0 ZONING: PROPOSED USES: Condominiums A. Site History The site currently consists of one recently constructed building of six units. B. Development Objectives To gain approval for a PUD .and a replat of Lot 8, Towne Park Addition to the City of Little Rock, Arkansas. C. Development Information (a) Density - 14 units per acre (b) Building/unit ratio - 1 to 6 (c) Parking/unit - 2 to 1 (d) Building/land - 1 to 4.5 sq. ft. (e) Access point - 1 onto Towne Park Court (f) Perimeter treatment - driveway and landscaping (g) Composition of title after development - condominiums with 6 platted lots (zero lot line) with driveways and parking areas designated as private common area. A Bill of Assurance will set out the relative rights and duties of the owners in connection with the private comment area. (h) Use of mixed by structure - all units will be single family attached. (i) Natural features to be retained and methods - the elevation/landscaping to be consistent with adjacent apartment project. (j) Development schedule with projection completion dates of various elements of the plan - improvements are 95% completed with final completion expected by February 15, 1984. February 14, 1984 SUBDIVISIONS Item No. 7 - Continued C. Engineering Comments None. D. Staff Analvsis Staff has no objections to the request. It involves the replat of the property into six lots with the Bill of Assurance specifying rights of the property owners as to private common areas, which include drives and parking. This has been done previously with several developments where the applicant wanted to deviate from the narrower condominium concept where the land is owned in common. In this development, individuals will own the unit and the adjoining private areas. E. Staff Recommendation Approval. SUBDIVISION COMMITTEE REVIEW: The Committee reviewed the application. No problems were found. Water Works reported that a 15-foot easement was required adjoining the west right-of-way of Reservoir Road. PLANNING COMMISSION ACTION: The applicant was present. There were no objectors. A motion was made and passed for approval of the request. The vote was 11 ayes, 0 noes and 0 absent.
