F. STAFF RECOMMENDATION:
Staff recommends approval of the plat, subject to the
minor modifications.
SUBDIVISION COMMITTEE COMMENTS: (March 14, 1991)
The application was represented by Mr. Joe White and Ron
Tyne. Mr. White agreed to provide a PAGIS monument plan
before the Planning Commission meeting to fulfill new
ordinance requirements.
There being no further discussion, the matter was forwarded
to the full Commission for final resolution.

There were no objectors in attendance The application was
represented. After a brief discussion, the Commission
determined it appropriate to place this item on the consent
agenda for approval. A motion was made to that effect and
passed by a vote of 8 ayes, 0 nays, and 3 absent.

This proposal consists of a revised Preliminary Plat
including 32 single-family lots with the single point of
access on a closed loop street.
B. EXISTING CONDITIONS:
The existing land is undisturbed at this time with
natural foliage in place. There are streets adjacent to
the subdivision plat providing for the street system to
serve the neighborhood.
C. ENGINEERING COMMENTS:
PAGIS Monument Plan required. Excavation and Detention
Ordinances apply.
D. ISSUES/LEGAL/TECHNICALI_DESIGN:
There are no issues associated with this plat.
E. ANALYSIS•
The Planning Staff finds no serious fault with the plat,
subject to resolving the items pointed out above.
