To match the topography, it is necessary that these cul-de-sacs leave Ridgehaven Road at 12% grades. The location of these streets conforms with the preliminary plat. Two streets on this project, Carbonnet Circle and Carbonnet Court, do not comply with the 5% tangent grade which is required at street intersections. These streets serve an extremely low number of lots and street construction with the required length of 5% street grade is not practical. We are requesting that this matter be resubmitted to the Planning Commission so that the 5% tangent may be waived in these two locations. I have enclosed three sets of the plan profile sheets and key map for your reference.
