WHEREAS, we, Michael Duane Bixler and Sherri Lane Bixler, are the sole owners of
the following described property, Lot 1, Bixler Single Family Addition, Pulaski County,
Arkansas, and desire to replat said lots:
NOW, THEREFORE, WITNESSETH:
We, the said owners, hereinafter termed grantors, have caused said tract of land to be
surveyed by Donald W. Brooks, Registered Professional Land Surveyor, and a plat thereof made
which is identified by the title "Lot 1, Bixler Single Family Addition, Pulaski County,
Arkansas," and identified by the following legal description:
Part of the E 1/2 NE1/4, Section 2, T-1-N, R-14-W, Pulaski County, Arkansas, more
particularly described as follows: Beginning at the SE corner of said NE1/4 NE1/4;
thence N 00°03'24" E, along east line of said NE1/4 NE1/4, 608 feet; thence S 88°13' W,
340.11 feet (measures S 88°12'23" W, 340.02 feet); thence S 22°33' W, 278.8 feet
(measures S 22°29'46" W, 279.06 feet) to the point of beginning; thence S 10°57' W,
344.5 feet (measures S 10'23'26" W, 344.97 feet); thence S 11'26'59" W, 301.86 feet;
thence S 89°29' 16" W, 290.11 feet to a point on the are of a curve to the right to the point
of tangency thereof; thence along a curve to the right, said curve segment having a chord
bearing and distance of 19°06'24" W, 237.93 feet; thence N 01°48'55" W, to the north
line of SE1/4 NE1/4, 75.58 feet; thence S 89°55'27" E, along said North line, 150.84
feet; thence N 01°47' W, 520.89 feet; thence S 76°28' E, 130.00 feet (measures 129.21
feet); thence S 56°39' E, 278.00 feet to the point of beginning, containing 5.92 acres,
more or less. The West 25 feet and North 7.5 feet of the above described property is
reserved for an easement for ingress and egress. f +J

Said plat is dated August 28, 2013, is signed by the said surveyor and the said grantors, bears a
Certificate of Approval executed by the Little Rock Planning Commission, and is on record in
the Office of the Circuit Clerk and ex-officio Recorder of Pulaski County, Arkansas, in Plat

The grantors hereby make this Bill of Assurance:
The grantors hereby certify that they have replatted said real estate in accordance with
said plat. The lands embraced in said plat shall be forever known as designed on said plat; and
every deed of conveyance for said property shall use this designation.
The filing of this Bill of Assurance and plat for record in the office of the Circuit Clerk
and ex-officio Recorder of Pulaski County shall be a valid and complete delivery and dedication
of the streets and easements shown on the said plat.
All buildings constructed on said lots shall be constructed no nearer to the street than the
building line shown on the plat, and all buildings shall be constructed in conformance with the
Building Code and Zoning Ordinances of the City of Little Rock, Arkansas.
