Provide notification of the abutting property owners including the certified abstract list, notice form with affidavit executed and proof of mailing. The notice must be mailed no later than August 7, 2013. The Office of Planning and Development must receive the proof of notice no later than August 16, 2013. Variance/Waivers: None requested. Public Works Conditions: No comment. Utilities and Fire Department/County Planning: Wastewater: Located outside the City limits, City sewer is not available. Provide Septic Certification and/or approval from the Arkansas Department of Health. Entergy: Entergy does not object to subdivision and will work with property owner in locating facilities to provide service to new home when requested. Center -Point Energy: No comment received. AT & T: No comment received. Central Arkansas Water: No comment received. Fire Department: Provide a letter from the area volunteer fire department indicating their knowledge of the proposed placement of the new homes. Place fire hydrant(s) per code. Maintain access. Contact the Little Rock Fire Department for additional information. County Planning: 1. Mobile homes need to be minimum of 40-feet from all property lines. 2. Obtain septic approval from AHD for all mobile homes. 3. Show vicinity map. 4. Show source of title. CATA: Approved as submitted. The project site is located over 3-miles from the nearest but route. No plans in the future to serve this area of sprawl. Item # 3. Parks and Recreation: No comment received. Planning Division: No comment. Landscape: No comment. NEW STREET: 0 LF CURRENT ZONING: Area not zoned — Outside the City limits and within the City's Extraterritorial Planning Jurisdiction PLANNING DISTRICT: 28 — Arch Street South CENSUS TRACT: 40.06 VARIANCE/WAIVERS: None requested. Staff has had no contact with the applicant since the initial filing. The applicant was not present at the August 1, 2013, Subdivision Committee meeting. Staff recommends deferral of this item to the October 3, 2013, public hearing. PLANNING COMMISSION ACTION: (AUGUST 22, 2013) The applicant was not present. There were no registered objectors present. Staff presented the item stating the applicant had contacted them on August 20, 2013, stating they were no longer requesting to place three homes on this single parcel of land. Staff stated the applicant had requested withdrawal of the item. Staff stated the withdrawal request would require a waiver of the Commission's By-laws with regard to the late withdrawal request.
