AND, the GRANTOR does hereby layoff, plat and subdmd6said real estate in accordance with the said
plat. The lands embraced in said plat shall be forever known as LOT 2, ROBBINS ADDITION, City of
Little Rock, Pulaski County, Arkansas; and henceforth description and conveyance by such designation or
part thereof as shown and represented on said attached plat shall be a proper and sufficient description
thereof, and hereby dedicates to public use as streef-and a thorough -fare a portion of Kanis Road as
shown on said attached plat, said portion of street dedicated herein being represented on said attached
plat as shaded areas and the width and location thereof shall be shown and represented on said attached
plat.
No building shall be erected nearer Kanis Road, than the respective building lines shown on said attached
Plat.
Permanent easements for drainage, for laying and maintaining sewer pipes and mains, for the installation
and maintenance of utilities and access are created, excepted and reserved over, across and through said
land as shown on said attached Plat.
GRANTOR reserves the right to amend this Bill of Assurance and Plat for purposes of imposing such
further restrictions upon the use of said lands as, in the judgment of GRANTOR, are appropriate;
provided, however, that no such amendment shall have the effect of altering or amending any portion of
the Plat respecting the easements reflected thereon, without the consent or release of the City of Little
Rock, Arkansas.
The filing of this Bill of Assurance and Plat for record in the office of the Circuit Clerk and ex-officio
Recorder of Pulaski County, Arkansas, shall be a valid and complete delivery and dedication of the
easements shown on the said plat.
Invalidation of any covenant, restriction, requirement or provision set forth or any part thereof by an
order, judgment or decree of any Court or otherwise shall not invalidate or affect any other covenants
and/or restrictions or any part thereof as set forth herein but they shall remain in full force and effect.
