NAME: Capitol Hills Extension Replat Tracts A, B and C, Block 5
LOCATION: located on the Southeast corner of West 10th and Rice Streets
Planning Staff Comments:
1. Provide notification of the abutting property owners of the site including the certified
abstract list, notice form with affidavit executed and proof of mailing. The notice
must be mailed no later than August 28, 2012. The Office of Planning and
Development must receive the proof of notice no later than September 7, 2012.
2. Provide the proposed building setbacks for the front, side and rear yards.
3. Although staff is not reviewing the building placement through the platting process, it
appears the proposed garage located on Lot B crosses the property line.
4. There have been questions raised concerning proof of ownership of the property.
Provide proof Metropolitan Housing Alliance is the owners of the entire area
proposed for platting.
Variance/Waivers: Lot width and Lot area
Public Works Conditions:
1. Reinstall sidewalks as required along Rice Street in accordance with Section 31-175
of the Little Rock Code and the Master Street Plan.
2. Repair or replace any curb and gutter or sidewalk that is damaged in the public right-
of-way prior to occupancy.
Utilities and Fire Department/County Planning:
Wastewater: Sewer main extension required with easements for this project if replat
is approved. Contact Little Rock Wastewater Utility for additional information and
details.
Entergy: No comment received.
Center -Paint Energy: No comment received.
AT & T: No comment received.
Central Arkansas Water: No objection. All Central Arkansas Water requirements in
effect at the time of request for water service must be met. Contact Central Arkansas
Water regarding the size and location of the water meter.
Fire Department: Place fire hydrants per code. Maintain a minimum access of at
least 20-feet. Contact the Little Rock Fire Department for additional information.

Revised plat/plan: Submit four (4) copies of a revised preliminary plat/plan (to include

The applicant was not present. There were no registered objectors present. Staff
presented the item stating the applicant had submitted a request dated
August 22, 2012, requesting withdrawal of the item without prejudice. Staff presented a
recommendation of approval of the withdrawal request.
There was no further discussion of the item. The Chair entertained a motion for
approval of the item on the Consent Agenda as presented by staff. The motion carried
by a vote of 10 ayes, 0 noes and 1 absent.
