THIS Bill of Assurance is made this ' -� day of June, 2011 by The Orchards of
Mabelvale, Limited Partnership with the address of 6929 JFK Blvd, #20-173, North Little
Rock, AR 72116, hereinafter referred to as "GRANTOR".
WHEREAS, the GRANTOR is the owner of the following described property:
LEGAL DESCRIPTION - LOT 3
Lands lying in the Southeast 1/4 of the Northeast Quarter of Section 3, Township 1
South, Range 13 West, Pulaski County, Arkansas more particularly described as follows:
Commencing at a found 1" pipe at the southeast corner of SW 1/4, NE 1/4 of said Section
3; thence North 90 degrees 00 minutes 00 seconds East 324.60 feet; thence North 00
degrees 00 minutes 00 seconds East 450.59 feet to the point of beginning; thence North
89 degrees 45 minutes 50 seconds West 204.01 feet; thence along a 21.2209 degree curve
to the right 71.58 feet to a point having a chord bearing and distance of North 82 degrees
10 minutes 09 seconds West 71.37 feet; thence North 74 degrees 34 minutes 28 seconds
West 45.31 feet; thence North 00 degrees 48 minutes 05 seconds East 353.40 feet; thence
South 89 degrees 45 minutes 51 seconds East 314.99 feet; thence South 00 degrees 14
minutes 10 seconds West 374.69 feet to the point of beginning containing 2.705 acres
more or less.
WHEREAS, GRANTOR has caused said tract of land to be surveyed and
Engineered by Robert Holloway and a plat thereof made which is identified by the title:
Final Plat of Lot 3, The Orchards at Mabelvale Addition to the City of Little Rock,
Pulaski County, Arkansas, said plat is dated (o- :-�3 -1 1 and bears the
signature of said Land Surveyor and Engineer and the said GRANTOR and bears a
Certificate of Approval executed by the Little Rock Planning Commission and is on
record in the Office of the Circuit Clerk and ex-Officio Recorder of Pulaski County,
Arkansas, Document Number 9,0 11 i+9 and the GRANTOR does
hereby make this the Bill of Assurance.
NOW THEREFORE, GRANTOR does hereby certify that it has plated said real
estate in accordance with said plat. The lands embraced in said plat shall be forever
known as designed on said plat and every deed of conveyance for said property shall use
this designation.
The filing of this Bill of Assurance and plat for record in the Office of Circuit
Clerk and ex-Officio Recorder of Pulaski County shall be a valid and complete delivery
and dedication of the streets and easements shown on said plat.
All biiildingc constructed on said lots shall be constructed no nearer to the street
than the building line on the plat and all building lines shall be constructed in
conformance with the Building Code and Zoning Ordinance of the City of Little Rock,
Arkansas.
IN WITNESS WHEREOF, GRANTOR does hereby execute this Bill of
Assurance on the date set forth above.
