We are requesting approximately 5 acres of advance grading area to stockpile material due to the fact that the soils at the site are poor and we do not desire to transport off -site. We will submit an area grading map to Engineering that will detail the areas we would like to use for the advance grading. Also with this submission we are asking for deferral of the required half -street improvements along Mabelvale Pike adjacent to the two future commercial lots. The half -street improvements will be completed when one of the two commercial lots is developed. Identified on the Site Plan drawing are the trees we propose to preserve and the dedicated right-of-way for this project. The developer would like to use the landscape credit for preserving the trees to reduce the number of trees required for this development.
