Dear Ms. James:
This letter is in response to the City of Little Rock - Subdivision Site Plan Review
comments, per our meeting on September 24, 2009. Attached are four (4) copies of the
Site Plan, revised per the comments. The following is our response to each individual
comment.
Planning Staff Comments
1. Property owners within 200' were notified as required. The Certified Mail receipts
were included with the original submittal package. In addition, the sign that was
furnished by the City of Little Rock was erected the following day.
2. The building areas are shown in the general notes portion of the Site Plan. The
uses are broken down as a.) office, b.) plant and c.) warehouse, and a total
building area. We've added the property area in both, square feet and acres.
3. We intend to relocate the existing monument sign from the area that is being
dedicated as roadway right-of-way. A detail drawing illustrating the monument
sign, along with its height and dimensions has been added to the revised Site
Plan. In addition, since part of the parking is now being demolished and removed
to accommodate landscape requirements, we've shifted the proposed sign to a
more suitable location as shown on the revised Site Plan. The proposed sign
does not exceed the allowable height and area requirements.
4. The site is comprised of several separate but attached buildings. The various
roof height dimensions have been added to the revised Site Plan. In addition
we've noted the maximum height which is 24.2 feet. All buildings are single story.
5. We continue our request for variances as noted. The parking quantity as
indicated on your comments has decreased due to removal of some spaces to
accommodate the requested buffer and landscape requirements. The revised
parking space numbers are shown in the general notes portion of the revised Site
Plan.

Dear Ms. James:
We are pleased to submit the documents for a Multiple Building Site Plan Review for
Supreme Fixture Company, Inc., situated on 5.69 acres and located at 11900 Vimy
Ridge Road. This existing facility with office, warehouse and assembly space supplies
and installs commercial kitchen appliances and appurtenances. The number of
employees at this facility is 24. On average the facility has about 3 semi -tractor trailer
visits per day.
As you are aware, the owners have already expanded the site with new buildings and
site improvements which were not permitted in accordance with City of Little Rock
requirements. This submittal, although after site construction, is being made in an effort
to retroactively satisfy the City's permitting requirements. We've met with the City of
Little Rock - Public Works Department, and our firm is also working on design
documents for '/2 street improvements along Vimy Ridge Road adjacent to the subject
property. We are also in the process of confirming that the on -site drainage and
stormwater detention storage is adequate and in conformance with City of Little Rock
requirements. Another consultant has been hired by the owner to provide a Landscape
and Irrigation Plan for the site. A Landscape Plan will be submitted along with the
previously mentioned construction documents. The construction documents will be
submitted to the appropriate departments in a separate submittal after the Planning
Commission Hearing.
This submittal package is comprised of the following items:

We request that the following variances be considered:
Building Setback Lines (shown and dimensioned on Site Plan).
a. Requirements call for a 50' Front Building Setback. The actual dimension
when measured from the new right-of-way line after dedicating right-of-
way will be 19.9'.
b. Requirements call for a 15' Side Building Setback. Along the northern
property line, the actual measurements from property line to building
range from 9.7' to 10.6'. Along the southernmost property line, the actual
measurements from property line to building range from 7.9' to 14.0'.
c. Requirements call for a 25' Rear Building Setback. The rear setback
complies with dimensioning ranging from 27.0' to 28.2'
d. The front and side setbacks will require a variance in order to comply.
2. Parking: The site contains 7,098 square feet of office space, 40,671 square feet
of plant space and 42,973 square feet of warehouse space. Based on these
areas, the calculated parking space requirement is 112. The site currently
provides 21 total parking spaces which includes 2 handicapped accessible
spaces. Although the provided parking count does not meet the calculated
number of spaces required, the number of parking spaces have proven to be
adequate throughout several months of actual working conditions. Please refer to
the enclosed parking space calculation.
As we discussed, we've attempted to contact Ms. Elaine Crause of the Alexander Road
Neighborhood Association by telephone at (501) 455-4263 on two separate occasions.
Although we left detailed voice mail messages, our phone calls were not returned.
Therefore, we were unable to meet with that Neighborhood Association. We have been
in contact with both, Mr. Troy Laha and Mr. Marty Baker of the Southwest United for
Progress Group. They are supposed to provide a meeting date, time and place. As of
this date they have not contacted us with this information. Their routine meeting date is
typically the first Monday of each month, however there is some uncertainty on their part
when the meeting will be held since it corresponds with the Labor Day holiday.
It is our understanding the scheduled Planning Commission meeting will be held
October 15, 2009 at 4:00 pm at Little Rock City Hall. We will be pleased to meet with you
or any other interested parties prior to the meeting should you desire to do so. If you
have any questions or comments please let me know at your earliest convenience.
