I was going to print this out and mark an additional easement on it and email it back to you. But, for some reason
could not get this to print. Since it's a possibility that the second lot could be commercial I'm going to need a
30'easement along the east side of lot 1 instead of the 20' shown. If this email is not sufficient then I will need a
paper copy to sign off on.

The road widening is not occurring today, and will not be for several years to come.
Today we are trying to record the final plat which splits the property into two pieces.

AT&T has a fiber cable within the current ROW on the South side of Pinnacle Valley Road. Should there be a
road widening project that would extend the road up to or beyond the current ROW, the fiber cable will have to be
relocated.

If lot 2 develops as commercial, it will get served from the Highway 10 side. We won't cross the creek to
develop that property. This property is directly behind Catfish City and would become part of that
development of the retail strip that has the Senior Tequila's in it.
Short answer is, we won't ever run 3 phase from Pinnacle Valley.

The 30' easement would be required along the east property line of lot 1. Brian indicated that there's a
possibility of lot 2 being commercial. If that is the case and three phase power is required then we would
need a 30' easement to extend overhead power. If underground power was installed then the 30' wouldn't
be necessary. I am trying to cover all possibilities.

I have been working with Dr. Lowe on her property. A 30 ft easement along her south line would
be difficult. She has an existing structure that close and it would hamper future development.
Is there something less you can live with?
