By the signature of the said surveyor and the said grantors and bears a Certificate of Approval executed by the Little Rock Planning Commission and is on record in the Office of Circuit Clerk and ex -off icio Recorder of Pulaski County, Arkansas in Plat Book a'00 9, Page _06J 3 . and the grantors do hereby make this Bill of Assurance. That, I, James Theron Morgan, does hereby dedicate the following property to the City of Little Rock for right of way of Beauchamp Road as put forth by the Master Plan. Property described as: A Part of the NE1/4 SW1/4 of section 9, Township 1 North, Range 14 West in Pulaski County, Arkansas, more particularly described as follows, to -wit: Commencing at a point in the centerline of Beauchamp Road 631.85 feet South of the Northwest corner of said NEY4 SW1/4, thence S 44°57' E, 201.9 feet; thence S 43*02'18" E, 345.18 feet to the point of be§inning; thence continue S 43°02'18" E. 53.3 feet; thence S 48*32' E, 201.1 feet; thence S 53*27' E, 207.25 feet; thence West 75.56 feet; thence N 53°27' W,148.51 feet; thence N 48°32' W, 205.44 feet; thence N 43°02'18" E, 32.9 feet; thence N 20°37'07" E, 50.2 feet to the point of beginning. That We, Charles Todd Knoedl and Dana R. Koedl do hereby dedicate the following property to the City of Little Rock for right of way of Beauchamp Road as put forth by the Master Plan. Property described as: A Part of the NE1/4 SW1/4 of Section 9, Township 1 North, Range 14 West in Pulaski County, Arkansas, more particularly described as follows, to -wit: Beginning at a point in the centerline of Beauchamp Road 631.85 feet South of the Northwest corner of said NE1/4 SW1/4, thence S 44°57' E, 201.9 feet; thence S 43°02'18" E, 345.18 feet; thence S 02"37'07" W, 50.2 feet; thence N 43°02'18" W, 365.96 feet; thence N 44"57' W,157.27 feet; thence N 0° 17' E, 63.38 feet to the point of beginning. The grantors do hereby certify that they platted said real estate in accordance with said Plat. The lands embraced in said plat shall be forever known as designated on said plat and every deed of conveyance for said property shall use this designation. The purpose of plat is split a tract and right of way dedication. All buildings shall be constructed at 35 feet from the property as shown on the recorded Plat. All City of Little Rock Rules and Regulations must still be followed as far as set backs are concerned. The filing of this Bill of Assurance and plat for record in the Office of the Circuit Clerk and ex-officio Recorder of Pulaski County shall be valid and complete delivery and dedication of the streets and easements shown on the said plat.
