BILL OF ASSURANCE
KNOW ALL MEN BY THESE PRESENTS:
THAT Easter Seals Arkansas, an Arkansas non-profit corporation, being the owner
of certain lands located in Pulaski County, Arkansas described as:
Lots 150, 151, 152, 153, 154, 155, 156, and 157 Broadmoor North, an
Addition to the City of Little Rock, Pulaski County, Arkansas
AND THAT, Easter Seals Arkansas, an Arkansas non-profit corporation; Charlotte
Gardens, Inc., an Arkansas non-profit corporation; Wilson Court II, an Arkansas non-profit
corporation; R & J Leasing, LLC, an Arkansas limited liability company; and Integrity, an
Arkansas non-profit corporation are owners of at least 70% of the area of Lots 109 through
132, and 136 through 165 of Broadmoor North, an Addition to the City of Little Rock,
Pulaski County, Arkansas.
Owners desire to amend the Bill of Assurance for Lots 150, 151, 152, 153, 154, 155,
156 and 157, Broadmoor North, an Addition to the City of Little Rock, Pulaski County,
Arkansas, and to simplify the description of said lands and do hereby make this Bill of
Assurance declaring that said lands shall henceforth be known and described as:
Lot 1, Wilson Court, an Addition to the City of Little Rock, Pulaski County,
Arkansas
The boundaries, size and dimensions are shown on the plat thereof made by White-
Daters & Associates, Inc., which plat is by reference incorporated herein and made a part
of this Bill of Assurance as filed in Plat Book _
and Recorder of Pulaski County, Arkansas.

Henceforth, for conveying and for all other purposes, it shall constitute a lawful and
sufficient description of said lands to describe the same as Lot 1, Wilson Court, an Addition
to the City of Little Rock, Pulaski County, Arkansas.
Owners do hereby amend the Bill of Assurance for Lots 109 through 132 and lots
136 through 165, Broadmoor North, an Addition to the City of Little Rock, Pulaski County,
Arkansas, which Bill of Assurance is recorded as Instrument No. 79-34874, Records of
Pulaski County, Arkansas, to provide that Lots 150, 151, 152, 153, 154, 155, 156 and 157,
Broadmoor North, an Addition to the City of Little Rock, Pulaski County, Arkansas, shall
henceforth be known as Lot 1, Wilson Court, an Addition to the City of Little Rock, Pulaski
County, Arkansas.
Permanent easements for access, ingress, and egress, for drainage, for laying and
maintaining pipes and mains, lines and cables, storm sewers and for the installation and
maintenance of water, sewer, gas, electric, telephone, cable television, fiber optic, and
other utilities are created, excepted and reserved over, under and across and through the
land as shown on the plat referenced hereinabove.
As to Lot 1 Wilson Court, an Addition to the City of Little Rock, Pulaski County,
Arkansas, the land use and building type restrictions as set forth in Instrument No. 79-
34874 are revoked and cancelled in order to allow the construction and operation of a
housing complex for persons with disabilities. Said complex may consist of multiple
buildings and may provide space for a minimum of one manager's unit.
The right to amend, modify, extend, change or cancel this Bill of Assurance shall
exist at all times before -�nM E', L ( Z �f , 2032, and shall also exist at all times
during each and every one of the successive ten years periods provided for hereinafter and

shall become effective when any such instrument is filed for record in the Office of the
Recorder of Pulaski County, Arkansas.
The covenants, restrictions, and provisions of this instrument shall be automatically
extended for successive periods often years each on and after f r 2 1 _, 2032,
unless and until amended or cancelled or authorized herein.
Invalidation of any restriction set forth herein or any part thereof by an Order,
Judgment or Decree of any Court or otherwise shall not invalidate or affect any of the other
restrictions or any party thereof as set forth herein, but they shall remain in full force and
effect.
