Pulaski County, Arkansas, more particularly described as follows: Commence at the SW corner of said NW'/4 SW'/4,
thence N 01 °07'37" E, 400.0 feet; thence N 86°21'49" E, 477.0 feet to the point of beginning; thence N 01 °07'37" E,
552.59 feet to the centerline of Barrett Road; thence N 65°55'38" E, along said centerline,165.77 feet; thence S
01 °07'37" W, 610.57 feet; thence S 86°21'49" W,150.52 feet to the point of beginning.
I, James Theron Morgan, hereby dedicate the following right of way of Barrett Road to the public: A part of
the NW% SW%, Section 4, T-2-N, R-14-W, Pulaski County, Arkansas, more particularly described as follows:
Commence at the SW corner of said NW'% SW%, thence N 01 °07'37" E, 400.0 feet; thence N 86°21'49" E, 477.0 feet;
thence N 01 007'37" E, 519.44 feet; thence N 01'07'37" E, 33.15 feet to the centerline of Barrett Road; thence N
65055'38" E, 165.77 feet; thence S 01 °07'37" W, 33.15 feet; thence S 65°55'38" W,165.77 feet to the point of
beginning.
That I, James Theron Morgan, hereinafter termed grantors, has caused the said tract of land to by surveyed
by Brooks Surveying Inc., Professional Registered Land Surveyors and a plat thereof made which is identified by the
title of LOT 3, JAMES MORGAN SINGLE FAMILY LOT SPLIT ADDITION, PULASKI COUNTY, ARKANSAS, By
the signature of the said surveyor and the said grantors and bears a Certificate of Approval executed by the Little Rock
Planning Commission and is on record in the Office of Circuit Clerk and ex-officio Recorder of Pulaski County,
Arkansas as Instrument No. ,o I I OS ! U 3 4 _ and the grantors do hereby make this Bill of Assurance.
The grantors do hereby certify that they platted said real estate in accordance with said Plat. The lands
embraced in said plat shall be forever known as designated on said plat and every deed of conveyance for said property
shall use this designation.
The purpose of this plat is to make one lot. No structure shall be located any nearer than 30 feet to the North
property line as shown on plat.
All Buildings and structures constructed on said property shall conform to the rules and regulations of the City of
Little Rock, Arkansas. No lot shall be split or combined without the full consent of the City of Little Rock, Arkansas. The
buildings lines shown on the plat are as the buildings were constructed.
The filing of this Bill of Assurance and plat for record in the Office of the Circuit Clerk and ex-officio Recorder of
Pulaski County shall be valid and complete delivery and dedication of the streets and easements shown on the said plat.
