Certain Improvements remain uncompleted and a punch list has been prepared and sent. Engineering Specialist ADDRESSING SPECIALIST'S REPORT Date: I have reviewed the plat and find that the street names and street configuration are acceptable. Addressing Specialist TRAFFIC ENGINEER REPORT I have reviewed the plat and find that: Date: All streetlight installation, stripping, signage and other traffic improvements have been constructed and are in conformance with City requirements/standards. Work orders have been prepared for signage and street lights. Indicate the number of street signs ordered for this plat for billing to developer Certain improvements remain uncompleted and a punch list has been prepared and sent. Traffic Engineer Date: CIVIL ENGINEER REPORT I have reviewed the file for this matter and find that: The maintenance bond has been submitted and it is the proper type and amount. Financial assurance for the uncompleted improvements listed above has been received. All other requirements for final plat approval have been satisfied. (2) EASEMENTS There are strips of ground shown and dimensioned on the Plat marked "drainage easement" or "utility easement" that are reserved for the use of drainage purposes or public utilities, subject at all times to the proper authorities and to the easement therein described. All grantees of the property shall take their title subject to the rights of public utilities and the public. (3) POLLUTION No industry or other business shall be established, maintained, or permitted on the property which produces and discharges objectionable effluent, smoke, dust, noise, odor, glare, or vibration. Determination of whether something is objectionable will be made by reference to applicable city, state, and federal laws and regulations. (4) ACCESSORY BUILDINGS All accessory buildings shall be located within applicable setback lines and must be of the same material or compliment the dwelling on the lot. (5) PARKING The property owner shall provide appropriate parking space for its employees, customers, and visitors, and the public streets and adjacent lots shall not be used for parking for said lot =- owner. The surface- of all -driveways and permanent parking areas shall be of concrete, asphalt, _ or other bituminous material. - (6) UPKEEP OF PREMISES Grass, weeds; and vegetation shall be kept mowed and cleared at regular intervals on each lot by the owner thereof so as to maintain the same in a neat and attractive manner. No garbage, trash, rubbish, tree limbs, leaves, cuttings, ashes, or other refuse shall be thrown, placed, dumped, or deposited on any lot, street, or road, unless placed in a container suitable for waste disposal. (7) ENFORCEMENT OF RE-STRICTIONS Grantor herein, its successors and assigns, or other property owners in the Summerwood Addition subject to these covenants, may enforce these restrictions either by restraining order or may prosecute at law or in equity a suit for damages or any other remedy which they may have. Invalidation of any of the foregoing conditions, restrictions, or covenants by a court of competent jurisdiction in no way affects any of the other provisions which shall remain in full force and affect.
